The project involved the construction of a new six-storey, 180,000 sq. ft. self-storage facility combining secure, climate-controlled storage with integrated ground-floor retail and customer service space. The development also included the renovation and expansion of an existing commercial building formerly occupied by Value Village, seamlessly integrating the structure with the new facility’s architectural character and operational requirements.

Designed to support both personal and commercial users, the facility features efficient site circulation, a dedicated drive-through loading lane, interior loading access, and 137 surface parking spaces. Strategic landscaping and streetscape enhancements along Baseline Road and Clyde Avenue improved the pedestrian experience and strengthened the project’s integration within the surrounding commercial corridor.

The building incorporates modern glazing and distinctive architectural lantern features that create a strong visual presence while reinforcing brand identity. Advanced building systems include climate-controlled HVAC distribution, comprehensive fire protection, smart-access security systems, emergency backup power, and dual elevators supporting both customer convenience and operational efficiency.

The result is a modern, high-performance storage facility designed to deliver a secure, flexible, and customer-focused experience while enhancing the surrounding urban streetscape.
